    Over the last year Strategic Realty Holdings, SRH, engaged L13 MCS South’s services for the construction management of over $8.2 million in capital improvements at six of our assets in Texas and Maryland. The execution of each of the project scopes were detailed, the completion of each have been thorough, and the quality of the work has been excellent. L13 MCS South’s construction teams have installed 900 new washer/dryer hook ups, 4,000 new windows, and 600 new sliding glass doors in occupied units. They also completed extensive exterior balcony, siding, concrete, and roofing repairs all within a span of less than 6 months. Additionally, L13 MCS South consulted with an architect, and building engineer to provide SRH with engineering and architectural renderings to conduct a significant clubhouse renovation. Their high level of expertise in multifamily property restoration also, makes L13 MCS South ideal to project manage any insurance work that might arise within our portfolio.

    Distinct from the construction process, communications between Strategic Realty Holdings, on-site property managers, and L13 MCS South’s project managers has always been highly professional, and timely. They have been vigilant providing weekly, often daily, project updates to our property management staff enabling them to notify residents of changing conditions on the site while consistently meeting all construction schedules.

    SRH works with multiple vendors across the nation, and while some vendors perform well in certain regions or on smaller jobs many may struggle in regions outside of their home base or on larger assets, L13 has proven to be extremely consistent in every region of the nation where we have utilized them. Their execution of scopes and work product remain reliably exceptional whether they are engaged on an asset as small as 125 units or one as large as 800 units.
